Water discharging from the relief port
A reduced pressure assembly is designed to dump water rather than allow backflow, so an occasional discharge is normal. Continuous running is not. It means a check valve is fouled or a seat has failed, and it usually announces itself as an unexplained puddle or a raised water bill.
A test date that has passed
Many jurisdictions require testing of backflow assemblies on an annual basis, and the purveyor generally issues a notice. Once that date slips, you are exposed on compliance and, more importantly, you have no evidence the device still protects the supply.
A failed test report
A failure is a finding, not a disaster, but it does need acting on. It normally points at a specific component — one of the checks, the relief valve, or a shutoff that will not hold. What matters is diagnosing which, repairing it, and retesting rather than simply resubmitting.
Noticeable pressure drop after the device
A restricted or partly seized assembly shows up as poor flow downstream, particularly on irrigation zones or a fire-suppression connection. Debris in the checks and corroded internals both cause it, and both get worse if left.
New equipment tied into the water supply
Coffee machines, dish machines, boilers, chemical dosing, irrigation, cooling equipment and medical apparatus can all create a cross-connection. Any fit-out or change of use is the moment to check what protection is fitted and whether it is still the right type.
Signs of tampering, damage or freezing
Assemblies sit in car parks, yards and plant rooms and take knocks from vehicles and equipment. A bent, leaking or cracked body will not test correctly and cannot be relied on, regardless of when it last passed.
Assemblies and Where They Are Used
Reduced pressure principle assemblies
Two independent check valves with a relief valve between them, used where the consequence of backflow would be serious. If either check leaks, the relief valve opens and dumps to atmosphere rather than letting contaminated water return. They need a drain and cannot be installed in a pit that could flood.
Double check valve assemblies
Two checks in series with test cocks, used where the hazard is lower. They are more compact and do not discharge in normal operation, which is why they turn up in tighter plant rooms and on some fire lines. They still need testing, because a check that no longer seals gives no visible warning.
Pressure and atmospheric vacuum breakers
Devices that protect against back-siphonage rather than back-pressure, common on irrigation systems. They must be installed above the highest downstream outlet to work at all, and are frequently found fitted incorrectly on systems that have been extended over the years.
Point-of-use protection on equipment
Individual devices on hose bibs, dish machines, boiler fill lines and dosing equipment. They are easy to overlook because they are small and inside the building, but they are often the closest protection to the actual hazard and the first thing a cross-connection survey looks at.
How We Test and Report
Confirm the device and the site details
Make, model, size, serial number and location all matter for the report. We record what is actually installed, which sometimes differs from what the site records say, particularly on buildings that have changed hands or been extended.
Arrange the shutdown
Testing needs the water off briefly. We agree the window in advance with whoever it affects, and where that would interrupt trading we do it out of hours. There is no overtime charge for choosing an early morning or an evening.
Test the assembly properly
Each check valve and, on a reduced pressure assembly, the relief valve is tested with a differential pressure gauge against the required criteria. The shutoff valves get checked too, since a shutoff that will not hold invalidates the test itself.
Diagnose and repair a failure
Most failures come down to debris on a seat, a worn rubber disc, a tired spring or a scaled relief valve. Where a rebuild kit is available and the body is sound, we repair. Where the assembly is obsolete or corroded through, we tell you it needs replacing.
Retest and submit the paperwork
After any repair the device is retested and the result documented. We submit the report to the water purveyor as required and leave a copy for your compliance file, so the record exists in both places.
Why Cross-Connection Control Matters
Water is supposed to travel one way — from the main into your building. Backflow is what happens when it travels the other way. It occurs for two reasons. Back-siphonage happens when pressure in the main drops, typically because of a burst or heavy fire-fighting draw nearby, and the resulting suction pulls water back out of the building. Back-pressure happens when pressure inside your system exceeds the main, which is common on boiler circuits, pressure-boosted systems and anything with a pump.
A cross-connection is any point where the potable supply can meet something else — an irrigation line sitting in soil, a chemical dosing tank, a cooling circuit, a dish machine, a hose left in a mop bucket. On its own, a cross-connection is a hazard waiting for a pressure event. The backflow preventer is what stops that hazard reaching the public supply, which is why water purveyors take it seriously and why the device is required to be tested rather than merely installed.
The reason for periodic testing is straightforward: these are mechanical devices with rubber seats and springs sitting in moving water, and they fail silently. A check valve that no longer seals looks exactly like one that does. Grit from a main repair, scale from hard water, or simple age will stop a seat sealing without any change you would notice from the tap. Testing is the only way to know. Many jurisdictions require it annually, and the requirement generally sits with the property owner rather than the tenant.
When a device does fail, the choice between rebuild and replacement comes down to the condition of the body and the availability of parts. A sound assembly with a fouled check is usually a straightforward repair with a manufacturer rebuild kit, followed by a retest. An assembly that is obsolete, badly corroded, undersized for its current duty, or the wrong type for the hazard it is protecting is better replaced — and we will explain which one you are looking at rather than repeatedly repairing something that has reached the end of its life.

How often does a commercial backflow preventer need testing?
Many jurisdictions in the Bay Area require testing on an annual basis, and your water purveyor will normally send a notice when yours is due. Some sites with higher-hazard connections are asked to test more frequently. The requirement usually sits with the property owner, so if you lease space it is worth confirming who is responsible before a deadline passes.
What actually happens during a backflow test?
The water is isolated briefly and each element of the assembly is tested using a differential pressure gauge connected to the test cocks. On a reduced pressure assembly that means both check valves and the relief valve; on a double check assembly it means both checks. The shutoff valves are verified as well, since a shutoff that leaks makes the test result meaningless. The whole process is usually short.
Why is my relief valve dripping constantly?
A reduced pressure assembly is built to discharge rather than allow backflow, so a brief discharge during a pressure fluctuation is normal. Continuous discharge means something is wrong — most often debris caught on the first check seat, a worn rubber disc, or a fouled relief valve. It should be diagnosed rather than ignored, because you are losing water continuously and the device may not be protecting you.
Should we repair or replace a failed assembly?
It depends on the body and the parts. A sound assembly that failed because of debris or a worn seat is usually repaired with a manufacturer rebuild kit and retested the same visit. Replacement makes more sense when the body is corroded, the model is obsolete with no kits available, the device is the wrong type for the hazard, or it has been damaged. We will tell you plainly which situation you are in.
Do we lose water supply while you test?
Briefly, yes — testing requires isolating the assembly. For most commercial sites that window is short, but it still needs planning if it affects a kitchen, a tenant or a production line. We agree the timing in advance and, where it matters, do the work overnight or before opening. That choice carries no overtime charge with us.
Who receives the test report?
The report goes to your water purveyor as required, and we leave a copy with you for your own compliance file. Keeping your own copy matters — it gives you the device history, which is useful when a unit starts failing repeatedly and you need to decide whether to keep rebuilding it or replace it.
Do you charge extra for nights, weekends or holidays?
No. We do not add overtime charges, ever. The rate you are quoted is the same whether we come out on a Tuesday morning or at 2am on a holiday weekend.
