Repeat blockages on the same buried run

A lateral that needs jetting on a cycle usually has a physical defect โ€” a break, an offset joint, a belly holding water or root intrusion. Cleaning manages the symptom. Once the interval keeps shortening, excavation and repair is normally the cheaper path.

Wet ground, sinkholes or settling paving

Soft spots in a car park, depressions forming along a known pipe route, or asphalt cracking in a line rather than a patch. A leaking pressurised main washes out the material supporting the surface, and the surface tells you before the pipe does.

Unexplained water use with no visible leak

Consumption up with nothing showing inside the building points at the buried supply between the meter and the premises. On a large site that run can be substantial, and a leak on it can go a long time without surfacing anywhere obvious.

Loss of pressure or flow across the site

Poor performance at every outlet, particularly at peak demand, can mean a supply main that is corroded, undersized for the current use of the building, or partially collapsed. Fit-outs and changes of use often outgrow the pipework that was installed originally.

Larger-diameter laterals, shared runs serving several units, and connections to the public sewer. Commercial laterals are longer and deeper than domestic ones, so locating the defect accurately before digging matters far more โ€” an approximate dig on a deep line is expensive in both time and reinstatement.

Under-slab and inside-building excavation

Breaking through a slab to reach failed drainage beneath a kitchen, restroom block or production area. This needs containment, dust and noise management, and a plan for how the area is returned to service. It is the work most often scheduled overnight or across a closed weekend.

Cleanouts, manholes and access provision

Installing or relocating access points so future maintenance does not need excavation at all. On a site with a history of drainage problems, putting proper access in the right places is one of the cheapest long-term decisions available to a facilities manager.

Locate before anything breaks ground

Commercial sites are congested underground โ€” gas, electric, telecoms, fire mains and irrigation. Confirming what is there is not optional, it is the whole basis of a safe dig.

Plan the works around the operation

Where the plant sits, how the spoil is handled, which parking spaces are lost, how deliveries still get through and how pedestrians are routed. On a trading site this planning determines the disruption far more than the plumbing does.

Excavate with the right protection

Once a trench reaches the depth where a protective system is required, shoring, trench boxes or proper sloping and benching go in. Barriers, plating and lighting keep staff, customers and vehicles away from the opening for the duration of the work.

Repair or replace and test

The pipework is replaced or repaired with materials suited to the duty, bedded correctly, then tested before anything is covered. Where inspection is required, we arrange it at this stage rather than opening the ground again afterwards.

Backfill, compact and reinstate

Backfill goes in in layers and each is compacted, with proper base material under paved areas. Then the asphalt or concrete is reinstated to sound saw-cut edges. Done properly, the surface stays level; done in a rush, it sinks within a year.

What Makes Commercial Excavation Different

The pipework itself is the smaller part of the difference. Commercial mains and laterals are larger in diameter, buried deeper and run further than anything on a house, which changes the plant required, the trench dimensions and the volume of spoil to be handled. Bedding and support requirements are more demanding on larger pipe, and getting them wrong shows up later as a belly in the line โ€” a low section that holds water and collects solids, which is exactly the fault you were digging to fix.

The bigger difference is the site. You are usually working around a business that has to keep operating: staff arriving, customers parking, deliveries booked, tenants with their own expectations. That means phasing the work so the car park does not close all at once, protecting routes for pedestrians and vehicles, and keeping the open trench barricaded, plated or lit outside working hours. It also means agreeing beforehand exactly which areas go out of use and when, so nobody discovers it on the morning of the dig.

Safety underground is not a formality. Commercial sites are congested with services, and striking a gas main or a live electrical duct is a serious incident, not an inconvenience. Trench protection follows the same logic: once a trench reaches the depth where a protective system is required, shoring or proper sloping goes in before anyone enters it. Backfill that is tipped in and left will consolidate under traffic loading, and the trench line reappears as a depression across the asphalt with cracking along both edges. Compacting in layers with the right material, using proper base under paved areas, and cutting clean edges before patching is what stops that happening. On a car park or a service yard carrying delivery vehicles, that detail is the difference between a repair that disappears and one you look at every day.

Can you excavate without closing our whole car park?

In most cases, yes. We plan the works so the excavation, plant, spoil and access route occupy the smallest practical area, and phase it where the layout allows. You will lose some spaces and a route for the duration, so we agree exactly which ones in advance. Where the trench crosses a critical access route, plating or an out-of-hours phase usually keeps the site working.

How do you avoid hitting other utilities?

Locating comes before digging, always. Commercial sites are congested underground with gas, power, telecoms, fire mains and irrigation. The potholing stage takes time but it is the step that prevents a strike, and we do not skip it.

Will the asphalt patch sink afterwards?

Not if the backfill is done correctly. Settlement comes from material tipped into the trench without proper compaction, which consolidates later under vehicle loading. We backfill in layers, compact each one, use suitable base material under paved areas and cut clean edges before patching. On surfaces carrying delivery vehicles that sequence is what keeps the finished surface level.

How long will the work take?

It depends on depth, length, ground conditions, how congested the utilities are and how much reinstatement is involved. A short repair on a shallow lateral is a very different job from replacing a long main under a car park. We give you a realistic sequence with the quote, including which areas are affected at each stage, so you can inform staff and tenants before we start.

Do you handle permits and inspections?

Where the work requires a permit or an inspection, we arrange it and schedule the inspection while the trench is open rather than reopening ground afterwards. Requirements vary between Bay Area cities and depend on what is being done and where, including any work in the public right of way. We will tell you what your particular job needs before it starts.

Can the noisy phases happen outside business hours?

Yes, subject to any local noise restrictions in your city, which we will check. Breaking concrete, running plant and cutting asphalt are the phases most worth moving to an evening, night or weekend. Because we never charge overtime, scheduling that way costs you nothing extra โ€” the only limits are what the jurisdiction permits and what your neighbours can live with.
