Signs You Need Sump Pump Installation

Catching these early is almost always cheaper than waiting for the failure.

The pump runs but the water level does not drop

Usually a blocked or disconnected discharge, a failed check valve letting water fall straight back into the pit, or an impeller clogged with silt. The motor sounds fine, which is why people assume it is working. Water sitting at the same level while the pump runs is the giveaway.

The pump runs constantly, or cycles every minute

Short cycling normally means a failing check valve returning the same water to the pit, a float set too low, or a basin too small for the inflow. It burns out motors quickly. Continuous running with no water arriving points at a float stuck in the on position.

Nothing happens when the pit fills

Check the breaker and the outlet first, then the float. Floats jam against the side of a basin, get fouled by debris or simply wear out, and a stuck float is the single most common reason a pump does nothing on the night it matters.

Standing water in the crawl space

Water under a house does not just sit there. It raises humidity through the floor, rots timber and encourages mould. On low-lying ground near the bay a high water table can put water into a crawl space with no rain at all, which is exactly what a properly sited pump is for.

Grinding, rattling or a loud hum

Debris in the impeller, worn bearings or a pump sitting directly on silt at the bottom of the pit. A pump drawing grit through itself wears out fast. Noise that has changed since last year is worth a look before the rain arrives.

Discharge water coming straight back

A discharge that ends a metre from the wall, or that runs into ground already saturated, simply recirculates. The pump then works permanently and the crawl space never dries. Where the water goes matters as much as the pump that sends it there.

Pump Types and Backup

Submersible pumps

The pump sits down in the basin, under the water it is moving. It runs quietly, keeps the pit covered and takes up no floor space, which suits a finished basement or a tight crawl space. It works hard in a wet environment, so the seal and the impeller are the parts that determine how long it lasts.

Pedestal pumps

The motor sits on a column above the basin with only the intake down in the water. The motor stays dry, which tends to mean a longer service life, and both the motor and the switch are easy to reach for testing or replacement. It is noisier and more obtrusive, so it is better suited to a utility area than a finished room.

Battery backup pumps

A second pump on its own battery that takes over when the mains supply fails or the primary pump does. Since our heaviest rain often arrives with the storms that take the power out, this is the addition that most often justifies itself. The battery needs checking on a schedule or it will be flat when it is called on.

Water-powered backup

A backup driven by mains water pressure rather than electricity, with no battery to maintain. It keeps working through a long outage, which a battery will not. It uses potable water to do it and needs adequate supply pressure and a suitable connection, so it is not viable at every property.

Work out where the water is coming from

Groundwater rising through the ground, surface water running towards the house and a plumbing leak all look identical once there is water on the floor. A pump is the right answer to the first and sometimes the second. It is the wrong answer to a leak, and we will say so.

Site and set the basin

The basin goes at the low point where water actually collects, dug deep enough that the pump sits below the level you want to hold and is not resting in silt. Where drainage into the pit is needed, that is put in as part of the job rather than left to chance.

Fit the pump, check valve and discharge

The pump is set on a solid base, with a check valve above it so the column of water in the discharge cannot fall back into the pit each time it stops. The discharge is routed to somewhere it will drain away from the house instead of soaking back in.

Sort the power and any backup

A pump needs a dedicated, properly protected supply, not an extension lead run across a crawl space. Where a battery or water-powered backup is being fitted, it is installed and proved to take over rather than simply connected.

Test it under real conditions

We fill the basin and watch a full cycle: the float lifting, the pump starting, the level dropping, the check valve holding and the discharge running clear. Then we show you how to do that yourself so it can be checked each autumn.

Groundwater, Crawl Spaces and Wet Winters

Basements are uncommon in this part of California, so most residential sump pumps here sit in crawl spaces rather than cellars. That does not make them less important. A crawl space that holds water raises the moisture content of everything above it, rots joists and subfloor over time, and creates conditions for mould in a part of the house nobody looks at from one year to the next. The pump is often the only thing standing between a wet season and a slow, expensive problem.

Low-lying property near the bay has a genuinely high water table, and in a wet winter it can rise close enough to the surface to push water into a crawl space without a drop falling on the property itself. That is groundwater, not a leak, and it is precisely the situation a sump pump is designed for. On higher ground the more common cause is surface water finding its way in, in which case drainage and grading outside deserve attention alongside the pump.

Where the discharge goes decides whether the system works. A pipe that stops a short distance from the wall simply returns the water to the ground it came out of, so the pump runs continuously and wears out early while the crawl space never dries. The discharge needs to reach somewhere it can genuinely drain away, run downhill without a low point that will hold water, and be protected against freezing on the coldest nights.

The failures we get called to are seldom exotic. A float that has jammed against the side of the basin, a check valve that no longer seals, a pump that has silted up because the basin has never been cleaned, or a unit that has simply reached the end of its life after years of quiet service. All of them are found by a five-minute test on a dry day in the autumn and none of them are found at midnight in January.

Before the Rain Arrives

Test it every autumn

Pour a bucket of water into the basin and watch the whole cycle. The float should lift, the pump should start, the level should drop and it should switch off cleanly. Anything hesitant now will be a failure in a storm.

Clear the basin of silt

Grit and debris settle at the bottom, choke the intake and wear the impeller. Cleaning the pit out once a year is the cheapest thing you can do to extend the life of the pump.

Check the discharge outlet

Make sure the outlet is clear, has not been buried by soil or bark, and is not blocked by leaves or a nest. A pump discharging into a blocked pipe achieves nothing at all.

Confirm the check valve holds

After the pump switches off, listen for water running straight back down into the pit. If it does, the check valve has failed and the pump is simply moving the same water round again, wearing itself out for nothing.

Look after the backup battery

A battery backup is only useful if the battery is charged and healthy. Check its condition annually and replace it on schedule instead of waiting for the outage that proves it is dead.

Do Bay Area homes actually need sump pumps?

Many do not, and we will tell you if yours is one of them. They earn their place on low-lying property near the bay where the water table rises in winter, on sites where surface water drains towards the house, and in crawl spaces or basements with a history of standing water. On high, well-drained ground with a dry crawl space, a pump is usually solving a problem you do not have.

How often should a sump pump be replaced?

There is no fixed interval, because it depends entirely on how much the pump runs. A unit cycling constantly through wet winters wears far faster than one that starts a handful of times a year. Noise that has changed, longer run times, short cycling or any hesitation in starting are better indicators than age alone. Testing each autumn catches decline before failure.

Why does my pump keep switching on and off rapidly?

Short cycling is nearly always a failed check valve letting the discharge column drop back into the pit, a float set too low so it restarts almost immediately, or a basin too small for the amount of water arriving. It wears the motor out quickly, so it is worth fixing rather than tolerating. All three are straightforward to diagnose on site.

Is a battery backup worth it?

If your property genuinely floods without the pump, yes. Our heaviest rain frequently arrives with the storms that bring power cuts, which is the exact moment a mains-only pump stops. A backup covers both an outage and a failure of the primary pump. The trade-off is that the battery needs checking and replacing on schedule, or it will be flat when it is finally needed.

Where can the discharge water go?

Somewhere it will drain away from the house and will not simply soak back to the pit, and not somewhere that causes a problem for a neighbouring property. Local rules differ on whether a discharge may enter a storm drain or the sewer, so we check what applies at your address instead of guessing. A poorly placed discharge makes the pump run permanently.

The pump hums but no water moves. What is wrong?

The motor is getting power but the impeller is not turning or is not moving water. Common causes are debris jammed in the impeller, a seized motor, or a discharge or check valve blocked solid so the pump cannot push against it. Switch it off rather than letting it hum, because a stalled motor will cook itself, and get it looked at.
