The same line blocks every few months
A drain that needs clearing on a predictable cycle has not been cleaned, it has been opened. Cabling makes a channel through the deposit and leaves the rest on the wall, so the interval between callouts shortens each time until it fails at the worst moment.
Fixtures draining slowly across a whole area
One slow sink is a local problem. A whole restroom block, a bank of floor sinks or several units on one stack slowing together points at the shared line, not the fixtures. That is a partial restriction that will keep worsening under normal load.
Backups appearing at the lowest fixture
Waste surfacing at a ground-floor drain, a basement gully or the lowest restroom while upper floors seem fine is a classic sign of a restricted main run. It also tends to appear first at peak occupancy, when volume is highest.
Smell from floor drains and gullies
Persistent odour despite trap seals being topped up usually means material sitting in the line and decomposing rather than being carried away. In food service and gyms it becomes a customer-facing complaint long before it becomes a blockage.

Grease and food solids
The main problem in restaurants, canteens and food halls. Grease cools and bonds to the pipe wall in layers, and solids catch on the rough surface. High-pressure water cuts it off the wall and flushes it out, which is what restores flow properly rather than reopening a channel through the middle.
Scale and mineral build-up
Older cast iron and galvanised lines lose bore to corrosion scale and hard deposits, particularly on long horizontal runs. Jetting with the right head takes the deposit down and gives you a realistic picture of the remaining pipe wall, which informs whether it needs cleaning again or replacing.
Roots and soil intrusion
Roots enter through joints and cracks in buried laterals and then catch everything passing. Jetting cuts them back and clears the debris field behind them. The camera afterwards shows where they came in, so you can plan a repair rather than jetting the same defect indefinitely.
Silt, sludge and construction debris
Storm lines, yard drains and lines that have been worked on collect sediment, sand and building waste that a cable will simply pass through. Jetting moves the volume of material rather than boring through it, which is the only way to get a silted line back to capacity.
How We Approach a Jetting Job
Camera first, wherever access allows
We look before we jet. Knowing the pipe material, diameter and what is actually in there decides the nozzle and pressure, and flags anything fragile enough to need a different approach. It also gives you a before image to compare against.
Set up with the building in mind
Access point, hose route, containment and where the water goes are agreed before anything is switched on. In an occupied building that planning is the difference between a clean job and a mess in a corridor or a kitchen.
Jet with the right head and pressure
Nozzle choice matters as much as pressure — penetrating heads to open a path, flushing heads to bring material back, rotating heads for hard deposits. Pressure is matched to the pipe, not simply run at maximum on everything.
Work the full run, not just the blockage
Once flow returns we keep working the length so the wall is cleaned along the whole run. Stopping at the point where water starts moving is what leaves the deposit that brings the problem straight back.
Camera again and report
A second pass shows what the line looks like clean, and reveals defects the deposit was hiding — cracks, bellies, offset joints, root entry points. You get that on record so the next decision is based on evidence.
Jetting Compared With Cabling
A drain cable is a mechanical tool. It drives a cutting head through the obstruction and, in doing so, restores flow quickly. That is genuinely useful in an emergency and it is often what gets a site trading again at short notice. What it does not do is clean the pipe. The deposit remains bonded to the wall around the channel the cutter made, so the effective diameter is still reduced and the surface is still rough enough to catch the next thing that comes along.
Jetting works differently. Water at high pressure is directed backwards against the pipe wall from a nozzle that pulls itself up the line, cutting the deposit off the wall and washing it back towards the access point. The result is a pipe returned close to its original bore, with a smooth wall that does not readily grab passing solids. On grease-loaded kitchen lines the difference is stark: cabling buys weeks, jetting buys months or longer, depending on what the kitchen puts down it.
Jetting is not automatically the right answer everywhere. Pipe in poor condition, with heavy corrosion or existing fractures, needs a considered approach and sometimes needs repair rather than cleaning. That is why we inspect first. Seeing the material and its condition before choosing a pressure and a nozzle is the difference between clearing a line and finding a weakness in it, and it is also how we tell you honestly when cleaning is only postponing a replacement.
For commercial sites, the strongest case for jetting is planning rather than reaction. A restaurant group, an HOA with a shared lateral, or a property manager running several buildings can put the known problem lines on a cycle and stop paying for emergency callouts. The work then happens overnight at a time that suits, with no overtime premium, instead of during service with a queue at the door and a closed kitchen.

Will hydro jetting damage our pipes?
Not when the line is assessed first and the pressure and nozzle are matched to it. The risk sits with pipe that is already compromised — heavily corroded cast iron, cracked clay, or a lateral with existing fractures. That is exactly why we camera the line before jetting where access allows. If we find pipe that should not be jetted, we will say so and talk you through repair options instead.
How is jetting different from snaking or cabling?

How often should a restaurant have its waste line jetted?
