Signs Your Sewer Line Is Failing
Catching these early is almost always cheaper than waiting for the failure.
Repeat main line blockages
A lateral that needs clearing every few months is not unlucky, it is damaged. Roots, an offset joint or a belly is catching solids in the same place each time. Cabling keeps buying months, but the defect stays exactly where it was.
Sewage smell outside
A persistent sewer smell in the garden, at a cleanout or near the drive usually means waste is escaping the line before it reaches the main. It is also the smell that attracts roots to the exact spot, which is how a small crack becomes a full blockage.
Sunken or unusually green ground
A patch of lawn that stays lush in dry months, or ground that has sunk along the run of the lateral, points to water leaving the pipe underground. Soil washing into the pipe through a break is what causes the dip you can see on the surface.
Gurgling and slow drainage throughout
When toilets gurgle, showers drain slowly and the lowest fixtures play up together, the restriction is downstream of the house rather than in any one branch. That is the lateral, and it is worth looking inside it before clearing it yet again.
Waste backing up into the house
Waste water surfacing in a ground-floor shower, floor drain or downstairs toilet means the lateral has stopped taking flow. Stop using water and call. Repeated backups also point at a defect serious enough that clearing alone will not hold.
Roots visible on the cable
If clearing the line brings back a mass of fine white roots, they are entering through a joint or crack somewhere along the run. Cutting them buys a season at best โ they regrow towards the same moisture unless the entry point is repaired.
What We Repair, and How
Root intrusion at a joint
Roots do not break into sound pipe. They find a joint that is already leaking, then thicken inside it. The repair is to cut out the affected section and replace it with modern pipe and proper couplings, so there is no longer a damp joint advertising itself to the tree.
Offset and separated joints
Ground movement pulls sections apart or drops one below the next, leaving a lip that catches everything passing. Expansive clay soil across the Bay Area makes this common. A short excavation, a new section and correctly aligned couplings restores a clean run through that point.
Cracked or crushed sections
Clay and cast iron crack with age, soil load and vibration. Where the break is confined and the rest of the line surveys well, cutting out the damaged length and sleeving in new pipe is a proportionate fix that avoids digging up an entire garden or drive.
Bellies and low spots
A section that has settled below grade holds standing water, and solids drop out where flow slows. Repairing a belly means excavating that section, re-bedding it to the correct fall on compacted material, and re-laying the pipe so the line drains properly again.
How We Repair a Sewer Line
Camera survey first
We put a camera down the lateral and record what is there: where the defect is, what type it is, and whether the rest of the line is sound. Nobody should be digging a garden on a guess, and you get to see the footage yourself.
Locate and mark the defect
A sonde in the camera head lets us trace the position and depth of the fault from the surface. We mark it, check what is above it โ paving, decking, mature planting, a drive โ and plan an excavation that opens the smallest area that will do the job.
Quote and permits
You get the scope and the price before work starts, including any permit the job requires. We tell you what utility marking and inspection the local authority expects, and we handle that side rather than leaving you to chase it.
Excavate and replace the section
We open a targeted pit, cut out the failed length, and fit new pipe with the correct couplings and bedding, laid to proper fall. If a cleanout is missing or unusable, that is usually the moment to put one in and save trouble later.
Backfill, reinstate and re-camera
The trench is backfilled and compacted in layers so the ground does not settle later, and the surface reinstated. We then run the camera through again to confirm the repaired section is clean, aligned and draining, and you keep that footage.
Why Bay Area Sewer Laterals Fail Where They Do
Most of the laterals we survey in older Bay Area neighbourhoods are vitrified clay, laid in short lengths with jointed connections. Clay is durable but brittle, and every joint is a potential entry point once the seal ages. Newer sections may be cast iron or plastic, and many properties end up with a mixture of all three, connected by fittings added at different times by different hands over decades.
Roots do the rest. Mature street trees are one of the best things about these neighbourhoods, and they are also relentless โ root systems track moisture, and a joint weeping a little sewage is exactly the moisture they are looking for. Once fine roots get into the joint they thicken inside the pipe, forming a mat that catches paper and solids and eventually stops the line altogether.
The soil contributes as well. Expansive clay swells when it takes on water in winter and shrinks back through the dry months, and that annual movement gradually pulls jointed pipe out of line. Offsets, separations and bellies all trace back to it. Because the movement is seasonal rather than sudden, the damage tends to appear as gradually worsening drainage rather than a single dramatic failure.
None of that means the whole lateral is finished. If a camera survey shows one bad joint, one cracked length or one settled section with sound pipe either side, a spot repair is the proportionate answer and costs far less disruption than a full replacement. If the survey shows failures along the entire run, we will tell you plainly, and replacement or a trenchless option is the honest recommendation.

How do you know a spot repair is enough?
From the camera survey. If the defect is confined to one joint or one length, and the pipe either side runs true with no cracking, root entry or standing water, a spot repair is the right call. If the survey shows problems along the whole run, we say so โ patching one spot in a failing line is wasted money.
Do you have to dig up the whole garden?
No. That is the point of locating the fault before excavating. We trace the position and depth with a sonde in the camera head, mark it on the surface, and open the smallest pit that gives safe working room. Access, depth and what is above the line all affect how big that pit needs to be.
Whose responsibility is the sewer lateral?
In most Bay Area cities the property owner is responsible for the lateral from the building out to the connection at the public main, though the exact point varies by jurisdiction. Some cities also require a lateral inspection or compliance certificate when a property is sold. We will confirm what applies at your address.
Can you just cut the roots out instead?
We can, and sometimes that is the right immediate step to get a house draining again. But roots grow back towards the same moisture, so cutting alone is a seasonal fix. The lasting repair is to replace the joint or section they are entering through, which removes the leak that attracted them in the first place.
Do I need a permit for a sewer repair?
Usually, yes โ most Bay Area cities require a permit for work on a sewer lateral, and an inspection before backfilling. Requirements differ between jurisdictions. We handle the permit and the inspection as part of the job, and we arrange utility marking before any digging starts.
How long does a spot repair take?
Many are done in a day: locate, excavate, cut out, replace, backfill and re-camera. Depth, soil conditions, groundwater, what has to be lifted at the surface and the inspection schedule can extend that. We give you a realistic timescale with the quote rather than an optimistic one.
