The Plumber and the Restoration Are the Same Call

Most water damage companies do not hold a plumbing licence, so they extract and dry, then leave you to find a plumber for the failed pipe that caused it. Meanwhile the source is still there and your claim sits open.

We do both. We stop the leak, repair or replace the failed pipe, then handle the extraction and dry-out — one contractor, one set of documentation, and no gap where each side waits on the other.

Drying to a Measurement, Not by Eye

Surfaces feel dry long before the structure behind them is. Water travels along framing, under flooring and up drywall by capillary action, and material that is still carrying moisture is where mould starts within days.

We map moisture rather than guess at it, place air movers and dehumidifiers to the readings, and keep monitoring until the materials reach a target. That is also what an insurer wants to see: measurements over time, not an assurance that it looked dry.

What should I do in the first ten minutes?

Shut off the water. For one fixture that is the angle stop under the sink or behind the toilet; for a whole-house event use the main shutoff, usually on the exterior wall near the front hose bib or at the meter. Kill power to affected areas at the breaker if water is near outlets. Then photograph everything before you move anything.

Will my insurance cover it?

That is between you and your insurer, and it usually turns on whether the escape was sudden and accidental rather than gradual. What we can do is document it properly — photographs, moisture readings over time, and a clear record of the cause and the work — which is what a claim is assessed on. We cannot advise you on coverage.

How long does drying take?

It depends on how much water, what materials are wet and how long it sat before extraction started. Rather than give you a number we cannot stand behind, we monitor moisture readings daily and keep equipment running until materials hit target. Pulling equipment early is what causes mould later.

Do I need mould testing?

Not usually, if the water is extracted and the structure is dried properly and quickly — mould needs sustained moisture. Where there is visible growth over a significant area, or where water sat for a long time before anyone got to it, independent testing is worth having, and we will say so rather than talk you out of it.

Most Bay Area homes have crawl spaces rather than basements. Does that change anything?

Yes. Water under a house is easy to ignore because nobody sees it, but standing water in a crawl space drives moisture up into framing and subfloor and affects air quality throughout the home. It also needs different handling — pumping out, drying, and often a vapour barrier and drainage so it does not return.

Do you charge extra for nights, weekends or holidays?

No. We do not add overtime charges, ever. The rate you are quoted is the same whether we come out on a Tuesday morning or at 2am on a holiday weekend.
