Signs You Need Commercial Flushometer Repair
Catching these early is almost always cheaper than waiting for the failure.
A valve that will not stop running
Water passing continuously after the flush has finished is the most expensive fault in a commercial restroom, because it runs day and night whether the building is occupied or not. It is almost always the diaphragm or piston seal rather than the valve body.
Flushing on its own with nobody there
Phantom flushing on sensor valves usually comes down to sensor range, a reflective surface opposite, a failing sensor module or low battery voltage. It wastes water, unsettles users, and is generally reported by cleaning staff before anyone else notices.
Weak flush that leaves the bowl
A short or feeble flush means the valve is not delivering the volume the fixture needs. Causes range from a partially closed stop valve to a worn diaphragm or debris in the seat. Users respond by flushing repeatedly, which uses more water than fixing it.
Hammer or a loud bang when it closes
A sharp bang on shutoff points at closing speed and system pressure. Beyond the noise complaint from the office next door, repeated hammer stresses joints, fixings and supply pipework across the whole restroom group, so it is worth resolving rather than tolerating.
Water bills that do not match occupancy
A step change in consumption with no change in headcount very often traces to two or three flush valves running continuously. Restrooms are the first place to look, particularly ones that are little used and rarely reported on.
Weeping at the stop, spud or vacuum breaker
Damp on the wall behind the valve, a drip at the spud connection, or a wet floor beneath the fixture. Small leaks here become slip hazards and eventually damage finishes, and they are usually a straightforward seal or gasket replacement.
Flush Valve Types We Work On
Diaphragm flushometers
The most common type in commercial buildings. A rubber diaphragm separates upper and lower chambers and meters the flush by refilling through a small bypass orifice. Most faults are the diaphragm itself or debris blocking that bypass โ grit will hold the valve open, which is the classic constant-running symptom.
Piston flushometers
A piston assembly rather than a diaphragm regulates the flush. They tolerate poor water quality better in some settings, which is why they turn up on older buildings and sites with sediment issues. They are rebuilt with their own kits, and the parts are not interchangeable with diaphragm units.
Manual handle valves
Lever or push-button operation, mechanically simple and easy to service. Handle assemblies and their seals wear with use, and in high-traffic restrooms they take abuse. They are usually the least troublesome option where there is no requirement for touch-free operation.
Sensor-operated valves
Infrared sensing with either battery or hard-wired power and a solenoid to trigger the flush. They reduce contact and give consistent flush volumes, but they introduce electronics, batteries and a solenoid to the maintenance list. Phantom flushing and dead batteries are the two faults you will meet most often.
How We Service a Flushometer
Check pressure and supply first
Flushometers rely on the supply delivering enough flow, unlike a tank toilet that stores it. A partly closed stop, an undersized supply or low building pressure will make a perfectly good valve behave as if it is faulty, so we rule that out first.
Identify the valve and the fault
Diaphragm or piston, manual or sensor, and which component has failed. Getting this right determines whether the fix is a rebuild kit, a sensor module, a new stop, or a full valve, and avoids fitting parts that were never the problem.
Rebuild where the body is sound
Most valves are worth rebuilding. Diaphragm or piston kit, seals, handle assembly or solenoid as needed, with the seat cleaned and any debris removed. A rebuild restores the valve to correct operation at a fraction of the disruption of replacement.
Replace where rebuilding is false economy
Corroded bodies, obsolete valves with no parts available, or fixtures being brought up to a different flush volume are better replaced. We check that the new valve suits the fixture and the available pressure before it goes on.
Test every valve in the group
While we are on site we check the rest of the restroom rather than only the reported fault. Flush volume, shutoff, sensor range and stop operation across the group means you are not calling us back for the next one in a fortnight.
Why Flush Valves Fail in High-Traffic Restrooms
A flushometer in an office restroom might cycle a few dozen times a day. In a school, a stadium concourse, a busy retail centre or a gym, the same valve can cycle hundreds of times. Every cycle flexes a rubber diaphragm or drives a piston, and every cycle passes whatever the water supply is carrying across a small metering orifice. Wear is not a defect, it is the expected outcome, and it is why flush valves need to be treated as a maintenance item rather than something you replace only when it breaks.
Constant running is the fault worth catching quickly. When a diaphragm perishes or a grain of grit lodges in the bypass, the valve never completes its closing cycle and water runs continuously. Unlike a dripping tap, it is often silent under the noise of a building in use, and in a rarely used restroom it can run unnoticed for weeks. Across a portfolio with dozens of fixtures, a handful of running valves is a meaningful and entirely avoidable water cost.
Sensor valves bring their own pattern. The mechanical parts still wear in the same way, but the electronics add failure points: batteries reach the end of their life, sensor modules drift, and range settings that were fine at commissioning cause phantom flushing once a partition or a mirror moves. They are still worth having in high-traffic and hygiene-sensitive settings, but they need a battery and sensor check built into the maintenance routine rather than a wait for complaints.
Accessibility is worth considering whenever a valve is replaced rather than rebuilt. Accessible compartments generally require the flush control to be on the open side of the fixture and within reach range, and controls should be operable without tight grasping, pinching or twisting of the wrist. Getting the handle orientation or the control type right at the point of replacement is easy; discovering it during an accessibility review afterwards is not. Requirements vary with the fixture and the compartment, so we will flag anything that looks wrong on site.

Keeping Restrooms Running
A short check of every valve for running, weak flush and leaks catches faults that users never report. Little-used restrooms deserve the most attention, because that is where a running valve goes unnoticed longest.
Valves installed at the same time tend to fail at around the same time. Rebuilding a whole group in one planned visit is far less disruptive and cheaper in labour than five separate callouts over a year.
Battery-powered sensor valves fail predictably rather than randomly. Recording installation dates and changing the batteries as a group avoids the run of individual failures and callouts that otherwise arrives all at once.

Why does our flushometer keep running after it flushes?
Nearly always the diaphragm or piston seal, or debris caught in the small bypass orifice that lets the valve close. Grit from the supply is a frequent culprit, particularly after work on the main. A rebuild kit and a clean of the seat resolves it in most cases. It is worth acting quickly, because a running valve wastes water continuously whether the building is occupied or not.
Is it better to rebuild a flush valve or replace it?
If the body is sound and rebuild kits are available, rebuilding is usually the sensible choice โ it is quicker, less disruptive and restores correct operation. Replacement makes sense when the body is corroded, the model is obsolete with no parts, the valve is the wrong flush volume for the fixture, or you are upgrading a whole restroom to sensor operation. We will tell you which applies to your valves.
What causes sensor flush valves to flush by themselves?
Phantom flushing is normally a sensor range or reflection problem, a failing sensor module, or low battery voltage. A reflective partition, a mirror or a change in the layout opposite the fixture can be enough to trigger it. Adjusting range, replacing the module or changing batteries usually solves it. If several valves in one restroom do it, look at what changed in the room rather than at each valve.
Can flushometers be repaired without closing the restroom?
Individual valves can often be done with a single compartment out of use, but a full group rebuild is easier with the room closed. For public-facing restrooms in retail, hospitality and offices, most facilities managers prefer an out-of-hours visit. We do not charge overtime, so an overnight or pre-opening slot costs you no more than a midday one.
Our flush is weak on several fixtures. Is that the valves?
Possibly, but check supply first. Flushometers draw their flush directly from the supply rather than from a stored tank, so they need adequate pressure and flow. Several weak fixtures on one branch usually points at supply pressure, a partly closed isolation valve or a restricted line, rather than at every valve failing at once. We test the supply before condemning valves.
Do you handle accessibility requirements when replacing valves?
We take them into account. In accessible compartments the flush control generally needs to be on the open side of the fixture, within reach range, and operable without tight grasping or twisting. Handle orientation and control type are easy to get right when a valve is being replaced. If we see an arrangement on site that looks non-compliant, we will point it out so you can address it.
Do you charge extra for nights, weekends or holidays?
