There is standing water right now
Shut the water off at the main if the source is plumbing, and cut power to the affected circuits at the panel if you can reach it safely. Then call us. Extraction in the first hours decides how much comes out and how much has to be replaced. Do not wait for the insurer to call back.
The carpet feels dry but the pad is soaked
Surface dryness means very little. Water sits in the pad, the subfloor and the bottom plate of the wall long after the carpet feels fine underfoot. That is exactly where growth starts. Moisture meters tell you the truth about what is genuinely dry and what is not.
A musty smell that will not shift
Musty odour means microbial growth, and growth means moisture has been present for a while. It is often the first sign of a slow leak inside a wall or under a cabinet. The smell will not go until the source is found and the material is either dried out or taken out.
Staining on ceilings or walls
A brown ring on a ceiling or a bloom on drywall means water has passed through and carried minerals with it. The stain is the record, not the leak. We trace it back to the source, because the wet area is nearly always larger than the mark on the surface suggests.

Where Water Damage Comes From
Burst or failed plumbing
Supply lines, water heaters, angle stops and pipes inside walls. These release clean water under pressure and can do enormous damage within an hour. Homes still on pre-1960s galvanized pipe are more prone to it, because a section that has rusted through from the inside fails with no warning at all.
Drain and sewer backups
Water coming back up through a floor drain, a toilet or a shower is contaminated, and it is handled differently from a clean supply leak. Materials soaked in it are far more likely to be removed than dried. The underlying cause is usually a blocked or broken sewer lateral that needs dealing with as well.
Slow, hidden leaks
A weeping joint inside a wall, a failed shower pan or a slab leak can run for months before anything shows on the surface. By the time it does, the surrounding material is saturated and growth has started. These jobs are as much about finding the source as they are about drying what it soaked.

Stop the source

Assess and document
Before anything is moved we photograph the affected areas and take moisture readings. That record is what your insurer will want to see, and it is far easier to gather now than to reconstruct later from memory and guesswork.
Extract standing water
Water is pumped and extracted from floors, carpets and cavities. Carpet pad and other saturated materials that cannot realistically be dried are removed at this stage, rather than left in place holding moisture against the structure for days.
Dry the structure
Air movers and dehumidifiers run until the readings say the structure is dry, not until it looks dry. We monitor and log moisture through the drying period, which usually takes several days depending on the materials and how far the water travelled.
Prevent growth and hand over
Affected areas are cleaned and treated to discourage microbial growth, and we tell you plainly what has been dried and what needs replacing. You get the photographs, the readings and the drying log for your claim.

Reducing the Risk
Everyone in the house should know where it is and be able to close it. Practise once, in daylight. In a burst-pipe situation, the minutes spent hunting for that valve are the most expensive minutes of the whole event.

Can carpet and hardwood be saved?
