A pipe has burst and water is still running
Close the main stop as your first action, before you photograph anything or move furniture. If you cannot find it or it will not turn, ring us and we will talk you through it while a van is on the way. Every minute of running water adds to the damage.
Water coming through a ceiling
A bulging or dripping ceiling is holding weight and can come down without warning. Keep people out from under it. Water tracking through a ceiling void has usually travelled well beyond the visible stain, which is why the fix is rarely where the drip is.
A water heater has let go
A failed tank empties its contents and then keeps feeding from the supply until it is isolated. Shut the cold feed to the heater and the main if you can reach them safely, and keep clear if the water is hot or near electrics.

Stop the source
Nothing else matters until the water stops. That means isolating at the main stop, at a local isolation valve, or at the appliance, and where necessary cutting power to affected circuits before anyone walks into standing water. We do this on arrival and confirm it is genuinely off rather than assuming.
Extract before you dry
Air movers and dehumidifiers are for residual moisture, not for lakes. Bulk water comes out mechanically first, including what has run under floor coverings and into cavities, because leaving it in place means weeks of drying instead of days and a much higher chance of mould.
Stop the spread
Water travels along the path of least resistance, which is usually a joist run, a wall cavity or a stair. We check the rooms and levels next to the obvious damage, block routes where we can, and lift what needs lifting so the wet area stops growing.
Document everything
Photographs of the source and the damage, moisture readings, the extent of affected materials and what was removed and why. Insurers ask for this, and a claim assembled at the time is far stronger than one reconstructed from memory a fortnight later.

Why the First Hours Matter So Much
Water damage is a race against absorption. In the first hour most of the water is still on surfaces and can simply be removed. After that it wicks into plasterboard, soaks into subfloor and insulation, and runs along framing into places nobody looks. The same failure dealt with immediately and dealt with the next morning are two completely different jobs, and the difference shows up in both the repair bill and how much has to be torn out.
Mould is the second clock, and it runs almost as fast.
