A musty smell you cannot locate

Clean and dry what stays
Non-porous and structural surfaces that remain are cleaned, then dried with air movers and dehumidification. Readings are taken against an unaffected reference area so the drying finishes at a number rather than at a hunch.
Fix the cause and reinstate
The leak, the failed seal or the drainage problem behind all of it gets repaired, and only then does what was removed go back. Reinstating before the structure is confirmed dry by readings is exactly how people end up paying for this twice.

Keeping Mold From Coming Back
This is the single best preventative measure available to any homeowner. A leak extracted and dried within hours usually leaves nothing behind at all. The same leak left over a long weekend often does.
Bathroom and kitchen fans need to run during use and for a while afterwards, and they need to vent outside rather than into a roof void. A fan that discharges into the loft simply moves the problem.
An intact vapour barrier, clear vents and no standing water under the house will together remove what is otherwise a constant supply of moisture to the floor structure and the rooms above it.
An inexpensive hygrometer will tell you whether the house is running damp. Persistently high indoor humidity through the winter is worth acting on well before it shows up as visible growth.
Painting or sealing over a stain traps the moisture in the material behind it and gives growth a quiet place to work. Dry it properly, confirm it with readings, and then decorate.

We would point you to an independent tester for that, partly on principle: whoever does the removal should not also be the one certifying the result.
